This is what “built” feels like

You don't wake up wondering what to do.

The moving pieces become small decisions: Review. Send. Schedule. Go. Inspect. Service. Done.

01

Your route is organized.
Appointments, free checks, paid services and field time are visible at a glance.

02

Your service gets a checklist.
Open the property visit and follow the inspection or service checklist.

03

Your growth doesn't rely on memory.
Neighborhood opportunities, annual reminders, follow-ups and past customers can surface when they matter.

04

Your customers have a workflow.
Checked → documented → recommended → booked → serviced → reminded.

YOUR BUSINESS. ALREADY IN MOTION.

Interactive demonstration is illustrative of the intended owner workflow. Example properties, schedules, opportunities and dollar amounts are illustrative only, not promises or typical results. Platform features and automated outputs may evolve. No customers, leads, jobs, revenue or results are provided or guaranteed.

The workday

Out in your neighborhood. Home with your life.

This is a field business built around useful preventive service that real homeowners actually need and want — not an office full of cold calls.

Paid dryer vent service. Inspect. Clean. Document the result.
Property Concierge visit. Complete the seasonal checklist. Document what was handled.
Final routed stop. Wrap the field day while the proprietary system organizes follow-up and tomorrow's route.

YOUR DAY. YOUR ROUTE. YOUR BUSINESS.

A few scheduled stops around town. Help homeowners take care of the things they never seem to get to. Meet people. Solve real problems. Move on to the next property.

Then go home. Your business doesn't have to consume your life.

One business. Three stages.

NO HARD SELLING

No hard selling. Use our proprietary system which offers homeowners preventive property services under your own business name, pricing and service structure you choose.

YOU CONTROL THE CLIENT RELATIONSHIP AND YOUR BUSINESS TERMS.
03 / EXPAND

Recurring property care

For customers who want more, use our proprietary operating system to expand into annual reminders, seasonal service, memberships, referrals and property-management accounts.

ADD ONLY THE SERVICES YOU WANT YOUR BUSINESS TO OFFER.

The needed service that builds repeat customers.

Customer acquistion built on the powerful free proof-first checks, necessary service with neighborhood presence — No cold calling. No door knocking. No hard selling EVER.

A later visibility upgrade

Make your brand hard to miss.

A wrapped vehicle is not required to begin. A compact SUV you already own may be enough for the core starter kit. As the business grows, your vehicle can become a rolling billboard for the brand you create.

Vehicle, wrap and “Property Concierge” branding shown are illustrative only and are not included unless expressly stated at checkout.

What one free check can become

One free check. A customer for years.

You give the homeowner useful proof first. Our proprietary operating system turns that first check into a paid service for you, with built in annual reminders, repeat customer and — where appropriate — recurring property care.

Choose your own identity. Your business name, logo, colors and public-facing brand are yours to decide.

Use the resources you want. Templates, sample packages, workflows and scripts are tools you may use, modify, replace or decline.
Keep building after launch. The managed platform is designed to keep the daily work visible instead of leaving you with a static training binder.
A business that can grow with the owner

Start with the core. Turn on more when you're ready.

Our proprietary Owner Operating System is designed around a modular Service Library. Core services can be active at launch. Advanced services stay off until the owner chooses to add the training, equipment, insurance or credentials appropriate for that work.

CORE

Preventive Property Care

The everyday Property Concierge relationship: scheduled care, visual checks, documentation and the overlooked maintenance homeowners tend to forget.

Dryer exhaust service Anchor specialty and safety-focused acquisition service.
Seasonal property visits Filters, accessible exhausts, detectors and approved preventive checks.
Visible water + drainage checks Look for observable leakage, moisture, corrosion, pooling, downspout discharge, grading or other obvious conditions that may be moving water toward the structure.
OPTIONAL

Advanced Specialties

Additional revenue paths can be enabled later instead of overwhelming a new owner on day one.

Chimney sweeping Off by default. Add after appropriate professional training, equipment and insurance.
Gutter service Optional based on access, fall-risk policy, equipment and insurance.
Drone Roof & Gutter Check Off by default. A high-value annual or post-storm aerial documentation service for owners who add the appropriate drone, FAA Remote Pilot qualification, operating procedures and insurance.
Drainage correction Optional on-demand work such as approved downspout or drainage solutions where the owner is trained, insured and legally permitted; larger grading, French-drain or specialty work can be referred.
Other approved specialties Future services can be added without rebuilding the proprietary operating system.
ON-DEMAND + PARTNERS

One Trusted Point of Contact

Not every property problem should become a technician service. Our proprietary system can distinguish work the owner performs from work that should go to a qualified trade partner.

Qualified on-demand services Separately priced when the owner is trained, insured and legally permitted to perform them.
Licensed trade referrals Plumbing, electrical, HVAC, roofing and other work can remain outside the owner's service scope.
Customer stays connected Property Concierge remains the organized relationship even when a specialist is needed.

Optional drone advantage: an owner who chooses to earn an FAA Remote Pilot Certificate can activate aerial Roof & Gutter Checks without turning the starter business into a roofing company. A five-minute visual flight can create a documented customer report, surface observable concerns and generate appropriate service or referral opportunities—while the owner remains on the ground.

Property Watch

The problem nobody sees while you're gone.

For snowbirds, second homes, extended travel and seasonal properties, our proprietary Owner Operating System can place a property into Away Mode and schedule documented visual checks while the homeowner is gone.

Away Mode

Someone is still looking.

Customers choose an appropriate visit frequency. Each visit follows a defined checklist and creates a timestamped report with observations and photos where appropriate.

Property status AWAY · until Mar 20
Next watch visit Thursday · 10:30 AM
Last report No visible issues observed
Owner alert Immediate if a concerning condition is observed
What a visual watch can include

Look for the things that can become expensive when nobody notices.

Water heater area Visible leaks, moisture, corrosion, drain-pan condition and other observable warning signs. Repair or technical servicing is referred when outside scope.
Water softener area Visible leakage, overflow, standing water, loose-looking connections or abnormal conditions around accessible equipment.
Under sinks + toilets Visible water, dampness, active dripping or obvious running-water conditions.
Washer + refrigerator water lines Visible leakage or moisture around accessible supply connections and appliance areas.
HVAC + condensate area Obvious leakage, abnormal indoor temperature or visible condensate issues without performing licensed HVAC repair.
Sump / basement / utility areas Standing water, dampness or other visible changes where those areas are accessible.
Doors, windows + interior condition Observable signs of intrusion, storm damage, broken glass, water staining or unusual conditions.
Exterior property + drainage condition Visible storm damage, irrigation leakage, fallen debris, pooling near the structure, downspout discharge, erosion or other obvious exterior concerns from approved accessible areas.
Temperature + power clues Unexpected temperature, tripped-device indicators or other obvious signs that something may not be operating normally.
Leak-detection devices Where installed, record visible alert/status information and notify the homeowner if the system indicates a problem.

Property Watch is a visual observation and documentation service, not a guarantee against leaks, fire, equipment failure, theft, storm damage or other loss. Service scope, frequency and response procedures are independently set by the owner and must comply with applicable laws, insurance requirements and customer agreements.

The business math

See the destination. Then see the build.

This is one aggressive path — not a forecast — showing how recurring customers builds one neighborhood at a time.

One mature month
$18,214 / month
$218,568 annualized revenue
Routed field window 9 AM → ~3 PM Working example, not a required schedule
Field days 4 / WEEK Tuesday–Friday in this example
Paid route ~3–4 STOPS Per routed field day on average
Monday FLEXIBLE Growth • follow-up • overflow • or off
57 paid field stops per month in this example. Efficiently routed days may finish earlier; service time, travel, job complexity and customer mix vary.

Built here from 108 recurring Property Concierge members plus a modest mix of dryer-vent cleanings, one-time services and one property account. Revenue is gross calculation .... not profit or owner income calculation.

One neighborhood at a time

It doesn't take 108 customers at once.

This used an aggressive goal of roughly five new recurring members per week. Your acquisition can be faster, slower or may never reach this level.

Month 1 22 recurring members $2,838/mo recurring
Month 2 44 recurring members $5,676/mo recurring
Month 3 66 recurring members $8,514/mo recurring
Month 4 88 recurring members $11,352/mo recurring
Month 5 108 recurring members $13,932/mo recurring

The free check is the growth engine.

You're already in the neighborhood. A short complimentary Dryer Airflow & Vent Check gives nearby homeowners a compelling reason to meet you — and gives you evidence to show instead of a sales pitch.

5 new members/week × ~22 weeks ≈ 108

That is the math behind this example, not a promised conversion rate.

A little growth time — not a second full-time job.

One example week while the owner is still building the route:

MON Flex + follow-up 2 hr neighborhood airflow window
TUE 3–4 paid stops
WED 3 paid stops 60–90 min same-neighborhood checks
THU 3–4 paid stops
FRI 3 paid stops Optional 60 min growth window

This owner example does not represent typical results, a customer-acquisition forecast or a guaranteed timeline. Free-check demand, conversion, service demand, pricing, routing and results vary by owner and market.

See the full math + sample month calculator, workload & schedule
One-Time Property Services 8 jobs × $149
Dryer Vent Cleaning 12 cleanings × $195
Property Essential Members 20 clients × $79/mo
Property Concierge Members 30 clients × $129/mo
Property Concierge+ Members 10 clients × $169/mo
Property Manager Accounts 2 accounts × $750/mo
ONE-TIME SERVICES $3,532
MEMBERSHIPS + ACCOUNTS $8,640
TOTAL MONTHLY REVENUE* $12,172
What this mix means in the field
Estimated field stops 39 / month Example service load based on one stop for each one-time job, 2 Essential visits/year, 4 Concierge visits/year, 4 Concierge+ visits/year and one account visit/month.
Solo field schedule 4 days / week Example owner-operator rhythm: roughly 3–4 routed stops per field day inside an 9 AM–3 PM field window, with Monday available for follow-up, neighborhood growth, supplies, overflow or time off.
Illustrative solo capacity ~64 stops / month Four field days × four stops × four weeks. Longer roof-exit or complex jobs can reduce capacity; tight neighborhood routing can improve it.
Comfortably inside a solo-owner schedule.

This mix leaves room for route gaps, complex jobs, follow-up and growth activity instead of assuming every hour of every day is billable.

SOLO OWNER RANGE
What an $18K month looks like in this owner's example

Recurring customers do the heavy lifting — not an impossible number of daily jobs.

108 Property Concierge members × $129/mo $13,932
12 dryer vent cleanings × $195 $2,340
8 one-time property services × $149 $1,192
1 property manager account × $750 $750
This owners example monthly revenue $18,214

At four seasonal visits per year, 108 Concierge members average about 36 member visits per month. Add 20 one-time jobs and one account visit and the field load is about 57 stops for the month — within the ~64-stop example solo schedule, assuming ordinary service times and reasonably efficient routing. Revenue is not owner income; expenses, taxes, travel, job complexity and actual service scope reduce what the owner keeps.

What a mature month can look like

Paid route first. Growth windows fit around it.

The gold blocks are complimentary airflow-check windows — not paid stops. As the recurring route fills, the owner can shrink, move or stop these growth windows.

01 — SOLO OWNER-OPERATOR

Start with one person.

The owner can perform the field work, manage the customer relationships and use the proprietary Owner Operating System to keep the route organized. The model does not require employees at launch.

02 — OWNER + SERVICE TECHNICIAN

Add field capacity when the route earns it.

When recurring service obligations and paid jobs begin pushing beyond a comfortable solo schedule, the owner can add a service technician. One additional technician can roughly duplicate a field route while the owner chooses whether to keep servicing, manage customers or spend more time growing the business.

*This ower's example arithmetic and workload only. Example prices, visit frequencies, schedules and capacity assumptions are not required operating methods, earnings claims, forecasts or representations of typical results. Owners independently choose their services, pricing, schedule and staffing and are responsible for obtaining their own customers. Actual service time, routing, demand, expenses, profit and results vary substantially.

Registered Market Availability

Is your market available?

Before you purchase, check whether your city or county is currently available for a Property Concierge Registered Market.

Use the official Property Concierge market checker to search the live Registered Market registry. Checking availability does not reserve a market.

If your market is available, the Property Concierge checker will guide you through the next steps. A market is not secured merely by checking availability.

Before you purchase

Own the business. Keep the decisions.

You are purchasing an independent business package for one Registered Market, together with business technology, resources, training and managed proprietary Owner Operating System access — not a franchise, employment position or promise of customers, jobs or earnings.

Independent Owner Acknowledgment

Before purchasing, review the complete terms and disclosures below. They explain your Registered Market, independent-owner relationship, Owner OS access, ongoing platform fee, expansion rules, cancellation consequences and important limitations.

Complete Business Package + One Registered Market Includes one approved Registered Market and your first month of managed Owner OS platform access.

Your Registered Market

One purchase. One active market. Room to grow when you're ready.

Your package includes one Registered Market. While that market remains active and your required platform subscription is current, Built Businesses will not knowingly sell this same Property Concierge package to another new purchaser for that same Registered Market. Additional markets are separate purchases at the then-current full package price and are subject to availability.

Work outside it occasionallyAn incidental customer outside your Registered Market does not reserve or protect that additional area.
Expand intentionallyTo establish regular operations in another market, purchase and register that market before expanding there.
Keep it activeYour $69/month Owner OS subscription keeps the associated Registered Market active after the included first month.
Stop the subscriptionWhen paid platform access ends—or a failed payment remains unresolved after the grace period—the market may return to available inventory.
Review the complete Purchase Terms, Disclosures & Privacy Notice

1. What You Are Purchasing

You are purchasing a preventive property service business package from Strategic Reputations LLC that includes business-building resources, training, templates, operating tools, one approved Registered Market and access to a managed Owner OS technology platform as described at the time of purchase. You are not purchasing employment, an agency appointment, a dealership, customers, leads, guaranteed work, guaranteed income, or the right to use the package in unlimited geographic markets.

2. Independent Business Ownership

You independently own and operate your business. You are not an employee, agent, partner or legal representative of Strategic Reputations LLC. You choose your own business name and branding and are not required to operate under example branding shown in marketing materials or under the Built Businesses name. You independently determine your prices, services, schedule, customers, vendors, staffing, marketing methods and day-to-day operating decisions, subject to the package-use and Registered Market terms below. Optional specialty services may require additional training, insurance, permits, licenses or third-party credentials depending on the work and jurisdiction.

3. Registered Market Included With Purchase

Each package purchase includes one Registered Market approved and recorded by Strategic Reputations LLC. For this opportunity, a Registered Market will normally be a county or another clearly identified geographic market unit communicated before or during onboarding. The Registered Market identifies the geographic area for which your package and associated Owner OS market access are registered.

While your Registered Market remains active and in good standing, Strategic Reputations LLC will not knowingly sell this same Property Concierge business package to another new purchaser for that same Registered Market. This commitment applies only to Strategic Reputations LLC's placement of this same package. It is not a guarantee that you will have no competitors, that unrelated businesses will not operate there, or that no person can independently offer similar services.

4. Operating Outside a Registered Market

You remain free to accept an occasional or incidental customer outside your Registered Market, subject to applicable law. Doing work, accepting a referral, advertising, or serving a customer outside your Registered Market does not reserve, register or create rights to that additional market and does not prevent Strategic Reputations LLC from selling that market to another purchaser.

Your purchase does not authorize you to use the Built Businesses package or Owner OS to establish, build or routinely operate an additional geographic market without first purchasing and registering that market. Examples of establishing an additional market may include sustained market-specific advertising, building a recurring customer base there, creating regular routes there, assigning dedicated staff or crews there, or otherwise operating that area as an additional ongoing market. The Owner OS may use service-location information, account settings or other controls to identify, limit or flag activity outside registered markets.

5. Additional Markets and Expansion

Additional Registered Markets are separate purchases. Each additional market is subject to availability and is purchased at the then-current full package price unless Strategic Reputations LLC expressly offers different written terms at that time. Each additional Registered Market also requires its own ongoing Owner OS/platform subscription at the then-current monthly rate. Purchasing an additional market does not require you to form a separate legal entity; the same independently owned business may hold more than one Registered Market.

Market availability is determined when the additional market is requested and purchased. A future plan or intention to expand does not hold a market. Strategic Reputations LLC may decline an expansion request if the requested market is already registered to another active purchaser.

6. Users, Employees and Separate Businesses

Employees, family members, managers or other authorized users may assist with the same independently owned business through available platform user features, subject to account permissions and platform limits. Adding users does not create additional Registered Markets. If another person establishes a separately owned business using the package, a separate package purchase and Registered Market are required.

7. No Earnings, Customer or Job Guarantee

No customers, leads, jobs, service assignments, marketplace opportunities, revenue, profit or earnings are provided or guaranteed. Any revenue examples, calculators, sample prices, schedules, client mixes or business scenarios shown on this page or in package materials are illustrative business math only and are not promises, forecasts or representations of typical results. Actual results depend on the owner's choices, effort, market, pricing, expenses, demand and many other factors.

8. Third-Party Service and Gig Platforms

The package may identify or discuss independently operated third-party platforms where an owner may choose to seek paid service or gig assignments. Those companies are not affiliated with, controlled by or supplied by Built Businesses or Strategic Reputations LLC. Registration, acceptance, eligibility, assignment availability, compensation and continued access are determined solely by each third party under its own terms. Purchasing this package does not guarantee access to or work from any third-party platform.

9. Optional Business Methods and Materials

Sample branding, pricing, scripts, service packages, workflows, marketing materials, client processes, schedules, templates and operating suggestions are resources you may use, modify, replace or decline unless a particular platform or package-use limitation is specifically identified as required. You remain responsible for deciding how your independent business will operate and for complying with laws and requirements applicable to your business.

10. Managed Owner OS Technology Platform

The package includes access to a managed technology platform designed to support business organization, workflows, service planning, customer management, training, AI-assisted guidance and other operating functions made available for this package. Platform features may evolve over time. Continued hosted access after the included first month is subject to the ongoing platform fee disclosed at checkout. Platform usage may also be subject to reasonable technical, account, security and fair-use limitations necessary to operate the service.

11. Ongoing Platform Fee, Market Status and Cancellation

The managed Owner OS platform carries the recurring fee shown at checkout, currently $69 per month for each Registered Market after the included first month. Keeping that subscription current maintains hosted platform access and keeps the associated Registered Market active.

If you voluntarily cancel the recurring subscription, your Registered Market remains active only through the end of the paid subscription period. When paid access ends, the market registration ends and Strategic Reputations LLC may make that market available to another purchaser. If a payment fails unintentionally, you will have a 30-day grace period from the failed payment date to bring the account current before the Registered Market may be released.

If a market is released and later registered to another purchaser, restarting a prior subscription does not restore your former Registered Market. Any return or restart is subject to then-current market availability, pricing and purchase terms. You remain free to continue operating your independent business using your own systems after hosted Owner OS access ends, but you no longer receive the Registered Market placement commitment associated with an active subscription.

12. Market Misuse and Platform Access

Strategic Reputations LLC may restrict market-specific Owner OS functions, decline to recognize an unpurchased market, or suspend access for material or repeated attempts to use one market purchase to establish additional unregistered markets. Before suspension for a curable market-registration issue, reasonable notice and an opportunity to correct the issue will ordinarily be provided unless immediate action is reasonably necessary to protect platform security, prevent misuse or protect an already registered purchaser.

13. Purchase and Refund Policy

The package is a digital business package containing access to proprietary materials, resources, technology and a Registered Market placement. Except where otherwise required by applicable law, purchases are final and non-refundable. There is no contractual cancellation or rescission period beyond any rights that applicable law may independently require.

14. Owner Expenses and Responsibilities

You are responsible for your own business expenses, taxes, insurance, equipment, transportation, permits, licenses, registrations, subscriptions and other costs you choose or are required to incur. Illustrations of service equipment, apparel, vehicles, wraps or other equipment do not mean those items are included unless expressly identified as included at checkout.

15. Intellectual Property and Permitted Use

Package materials, templates, training and platform resources supplied by Strategic Reputations LLC remain subject to these permitted-use terms and any additional package terms presented at purchase. Your purchase permits use of the supplied resources for the independently owned business and Registered Market or Markets purchased by you. It does not transfer ownership of Strategic Reputations LLC's underlying proprietary materials or technology and does not permit resale, sublicensing, redistribution or use to create separate businesses for other owners without a separate purchase.

16. Privacy Notice

Information submitted in connection with inquiry, purchase, account setup and platform use may be collected and used to process transactions, provide purchased services, administer accounts, maintain the Registered Market system, communicate service information, prevent misuse and meet legal obligations. This may include business service locations and market information used to determine whether activity falls within a Registered Market. Payment information may be processed by third-party payment providers under their own privacy and security practices. Personal information is handled in accordance with the privacy notice applicable at the time of collection and applicable law.

17. Entire Purchase Understanding

Your purchase is governed by the terms and disclosures presented with the offer and at checkout. No informal conversation, example, projection or marketing statement should be understood as a guarantee of customers, jobs, revenue, profit, business success, absence of competition or a particular owner lifestyle. If a statement conflicts with the governing purchase terms, the governing purchase terms control to the extent permitted by law.

18. Purchaser Acknowledgment

By checking the acknowledgment box and completing purchase, you confirm that you have had the opportunity to review these Purchase Terms, Disclosures & Privacy Notice; understand that the purchase is for one Registered Market; understand that additional markets require separate purchase and subscription; understand that cancellation or unresolved nonpayment can cause the Registered Market to be released; understand that results and freedom from competition are not guaranteed; and agree to the terms presented for your purchase.
